How effective has SB9 been in California?

Unfortunately, SB9 hasn’t seen the expected wave of use statewide as anticipated in providing more additional housing.  This is primarily attributable to the lack of knowledge and assistance in the marketplace for individuals looking to take advantage of SB9.  Further, the state bill allows for local municipalities to interpret and implement SB9 independently thus making it that much harder for individuals to maximize their property’s potential.

Why do I need a project planning consultant?

It’s highly recommended to seek the assistance of our planning consultant team at CCPP before pursuing your SB9 Lot Split. Our planning team will determine if your property is eligible for SB9, prepare your submittal documents, coordinate the necessary consultants, and manage your project through the entire process to approvals.

What are the primary requirements for a property to be eligible for SB9?

  • Property must be located in a single family residential zone
  • Property must be located in an urban area
  • Property is not located in the specified exclusion areas
  • Proposed projects cannot alter or demolish rent controlled or affordable housing
  • Property owners must occupy one of the dwellings for a minimum of 3 years
  • No short term rentals
