This is your SB9 Urban Lot Split Guide for San Luis Obispo County. SB9: California’s New Urban Lot Split, better known as the California Housing Opportunity and More Efficiency (HOME) Act, is a CA state law that allows property owners the ability to split their residential lot into two individual lots and build two units on each property. How effective has SB9 been in California?

SB9 Urban Lot Split hasn’t seen the expected wave of use statewide as anticipated in providing more additional housing.  This is primarily attributable to the lack of knowledge and assistance in the marketplace for individuals looking to take advantage of SB9.  Further, the state bill allows for local municipalities to interpret and implement SB9 independently thus making it that much harder for individuals to maximize their property’s potential.  It’s highly recommended to seek the assistance of our planning consultant team at CCPP before pursuing your SB9 project. Our planning team will determine if your property is eligible for SB9, prepare your submittal documents, coordinate the necessary consultants, and manage your project through the entire process to approvals.
